What's My Home Worth? 5 Things That Matter Most

"What's my home worth?" is one of the most common questions I hear, and it's a smart one to ask, whether you're planning to sell soon or just curious. Online estimates can be a starting point, but they can't walk through your house. I'm Melissa Lupton with eXp Realty, and here are the five things that matter most when it comes to your home's value.

1. Location

You've heard it before, and it's true. Your town, school district, neighborhood, and even your specific street all play a role. A home near parks, a walkable downtown, or an easy commute route may appeal to more buyers. Two similar houses in different areas can sell for very different prices.

2. Recent Comparable Sales

Buyers and appraisers look closely at what similar homes nearby have actually sold for recently. These "comps" are usually the strongest evidence of value. The best comparisons are close in location, size, age, style, and condition, and they sold recently. Active listings show the competition, but sold prices show what buyers really paid.

3. Size, Layout, and Features

Square footage, bedroom and bathroom count, lot size, and how the space flows all matter. A functional layout often matters as much as raw size. Features like a finished basement, a garage, or an updated primary suite can add appeal, depending on what buyers in your area expect.

4. Condition and Updates

A well-cared-for home tends to stand out. Buyers notice the age of big-ticket items like the roof, furnace, water heater, and windows. Kitchen and bathroom updates often get attention too. Not every project pays for itself, though, so before you start remodeling to sell, it's worth asking which improvements actually make sense for your home and your market.

5. Market Conditions and Timing

The same home can sell differently depending on the market. How many homes are for sale, how quickly they're selling, interest rates, and the time of year all affect buyer demand. That's why a value from a year ago, or even a few months ago, may not reflect today.

Why Online Estimates Only Go So Far

Automated estimates use public data and formulas. They can't see your new kitchen, your well-kept yard, or the busy road behind a "comparable" sale. That's where a local, in-person look makes a difference. I look at the details that numbers alone can miss and explain how I arrived at a value, so it actually makes sense to you.

Small Things That Can Help

If you're thinking about selling, a few simple steps can help your home show at its best:

  • Declutter and depersonalize so buyers can picture themselves there.
  • Take care of small repairs like leaky faucets, loose handles, and burnt-out bulbs.
  • Freshen up curb appeal with a tidy yard and a clean entryway.
  • Gather records of major updates and repairs.
