First-Time Home Buyer Steps in Northeast Ohio: A Simple Guide

Buying your first home is exciting, and it can also feel overwhelming. The good news is that it's a process, and you only have to take one step at a time. I'm Melissa Lupton with eXp Realty, and I help first-time buyers across Aurora, Streetsboro, Kent, Twinsburg, Mantua, Bainbridge, and the surrounding area. Here's how it usually goes, explained plainly.

Step 1: Get Clear on Your Budget

Before you look at a single listing, look at your monthly budget. Think beyond the mortgage payment to property taxes, homeowners insurance, utilities, and upkeep. Decide what monthly payment feels comfortable, not just what a lender says you can afford. Comfortable is the goal.

It also helps to check your credit report and pull together recent pay stubs, W-2s or tax returns, and bank statements. Lenders will ask for them.

Step 2: Talk to a Lender and Get Pre-Approved

A pre-approval tells you how much you can borrow and shows sellers you're serious. Talk with more than one lender if you can, and ask about the loan types you may qualify for, such as conventional, FHA, VA, or USDA loans. Each one has different down payment and credit requirements.

Step 3: Ask About Ohio Housing Finance Agency (OHFA) Programs

Ohio first-time buyers should know about the Ohio Housing Finance Agency. According to OHFA, its programs offer 30-year fixed-rate conventional, FHA, VA, and USDA loans designed for low- and moderate-income buyers. Its Down Payment Assistance option provides 3% of the purchase price for conventional loans or 3.5% for government loans, which can go toward your down payment or closing costs. That assistance is forgiven after seven years, but it must be repaid if you sell within those seven years.

A few things to know, per OHFA:

  • Income and purchase price limits vary by county. You can check them on OHFA's limits page.
  • There are minimum credit scores (640 for conventional, VA, and USDA; 650 for FHA).
  • "First-time" generally means you haven't owned your primary residence in the last three years, though veterans and buyers in target areas may also qualify.
  • Free homebuyer education is required.
  • OHFA loans come through approved lenders, not OHFA directly.

OHFA also offers programs like Grants for Grads and Ohio Heroes. Program details can change, so always confirm the current terms with an OHFA-approved lender.

Step 4: Decide What You Really Want

Make two lists: must-haves and nice-to-haves. Think about commute, school district, yard size, and how much work you're willing to put into a home. This is where I can help you compare towns honestly, so you aren't just guessing.

Step 5: Tour Homes and Make an Offer

Once you're pre-approved, we start touring. When you find the one, I'll help you look at recent comparable sales so your offer is grounded in real numbers. We'll talk through price, contingencies, and timing, and you make the call. No one should feel rushed into a decision this big.

Step 6: Inspections and Appraisal

After your offer is accepted, schedule a home inspection. It's your chance to understand the home's condition and ask for repairs or credits if needed. Your lender will also order an appraisal to confirm the home's value supports the loan.

Step 7: Final Loan Approval and Closing

Your lender will finalize your loan. Avoid opening new credit cards, financing big purchases, or changing jobs during this stretch if you can. You'll do a final walk-through before closing, sign your documents, and get your keys.
